Loan Officer Marketing: Attract More Real Estate Agents With Questions

What if you could come up with a technique that would allow you to consistently talk with high-producing agents, without the fear of rejection or high-pressure sales tactics?

One way to this would be to contact several real estate agents, it does not matter if you know them or not. The only purpose of the call is to find out as much about the agent as you can. Introduce yourself to the them and do a simple, short, telephone survey.

Some of the questions you should ask them are:

  • How long have they been working as a real estate agent?

  • Do they typically represent buyers or sellers?

  • What are their typical activities on a daily basis?

  • What are their short term and long term goals?

  • Do they feel like they are on the track to accomplishing the goals?

  • What are some of the obstacles that are keeping them from meeting their goals?

When I first got licensed to sell real estate I was about as clueless as they come, but what I lacked in knowledge and ability I made up for in desire to learn and willingness to learn. So, I went to school after finishing real estate school.

No, not a school with a sit down classroom, but school in the sense that I started asking questions of veteran agents and watching what they did and said. I turned off my mouth after a while and opened up my eyes and ears and learned more doing that than I did while getting licensed.

Soft But Not Dead

Looking back to these past few months we get a general picture of falling housing prices, suggesting once more that Newton's Law of Universal Gravitation, encapsulated in the dictum "Everything that goes up must come down" is absolutely true and that, furthermore, it applies even to Real Estate. But when it comes to housing prices the real question becomes:"Come down from where?"

According to the Office of Federal Housing Enterprise Oversight (http://www.ofheo.gov/) the average price of a house rose by only 1.2 percent in the Second Quarter, the smallest gain since 1999 - but a gain nonetheless. OFHEO reports, furthermore, that the past year has seen the sharpest slowdown in the rate of growth since the Office began to keep track of the housing price index all the way back in 1975. Even so, average prices are still up by 10.1 percent compared to a year ago.

This is much stronger than the index published by the National Association of Realtors (http://www.realtor.org/), which showed a rise of only 0.9 percent in the year to July. Economic analysts generally speaking prefer the OFHEO index, since it is thought to be more reliable because it tracks price changes in successive sales of the same houses over time and therefore, unlike the NAR index, is not distorted by a shift in the mix of sales to cheaper homes.

All of which, then, brings up to mind the fact that it is not only the foresaid Newton's Law that applies to Real Estate, but also another very important scientific theory as well - Einstein's Theory of General Relativity, which can be encapsulated in the dictum "Everything is relative".

‘Stickiness' is a noun used in Economics to describe a situation in which a variable is resistant to change. Price stickiness, therefore, reflects the fact that asking prices of interests in land remain high and even increase at a time when demand lowers. For example, nominal asking prices are often said to be sticky. Market forces may reduce the real value of interests in land, but prices will tend to remain at previous levels. Stickiness normally applies in one direction, which means that a variable that is "sticky downward" will be reluctant to drop even if market conditions dictate that it should.

Price stickiness, in any market, is responsible for and reflects some confusion that exists between nominal and real values and gives rise, moreover, to a particular phenomenon known as the ‘Money Illusion'. Money illusion refers to the tendency of people to think of prices in nominal, rather than real, terms. The term was coined by John Maynard Keynes in the early twentieth century.

Money illusion does influence people perceptions of outcomes. Experiments have shown that people generally perceive a 2 percent cut in nominal income as unfair, but see a 2 percent rise in nominal income where there is 4 percent inflation as fair, despite the fact that the two situations are almost rational equivalents. The same happens in Real Estate, where the trend is for asking prices to remain high or even increase when selling prices are dropping.

Furthermore, money illusion means nominal changes in price can influence demand even if real prices have remained constant, thus causing what it is normally referred to as ‘market disequilibrium'. Adam Smith maintained that the free market would tend towards economic equilibrium through the price mechanism, that is any excess inventory will lead to price cuts which will decrease the quantity supplied and increase the quantity demanded.

There are, however, exceptions to the rule. One such exception is the situation wherein market participants are always trying to take advantage of the pricing system, thus infusing some dynamism in the market. This situation arises in markets that are ‘imperfect', such as Real Estate, where information about goods is not shared equally and evenly by market participants.

This explains, therefore, the OFHEO price index as above and its increase of 10.1 percent compared to one year ago, which increase is by no means unique to the United States. A similar study conducted by the Office of Federal Housing Enterprise Oversight to compare markets outside the United States with the domestic ones has found that prices in Canada are up 10.8 percent to a year ago. Denmark tops the list with a staggering 23.6 percent increase, while the lowest index goes to Japan, where housing prices have actually decreased to the tune of - 3.9 percent over the last twelve months.

Creative Real Estate Investment Is It For You?

The Economist reported recently that residential property investment amounted to $48 trillion, while commercial real estate investment (CREI) was ?only? $14 trillion. This is certainly in part because CREI is much more complex.

Unlike stocks and other investments of that sort, real estate has a solid and very specific, tangible location. Investors may be many miles away, but the property exists as a part of its own very local market, which affects how it is appraised, bought, sold, and used. And unlike residential properties, commercial property is intended for business purposes. As a result, there are different considerations for valuing, financing, leasing, and maintaining these types of properties

A commercial investor must generally invest a great deal more into the purchase and sale of the property. He or she must be savvy, and willing to incur greater risk (and consequently, reap greater reward).

You?ll need to know how to estimate the Capitalization Rate (cap rate) and the Gross Rent Multiplier (GRM). The cap rate can be found by dividing a property?s annual net operating income by its purchase price. In the past, an investment with a 10% cap rate was considered a wise financial decision. Recently, though, that number has dropped to 8%, corresponding to a greater risk and lower expected return. To find your GRM, divide the purchase price by the property?s monthly gross operating income.

You should also consider the difference between a property?s assessed and appraised values, and the total income and replacement costs.

Commercial properties are more susceptible to market fluctuation, which makes them a greater potential risk. Be aware and sensitive to changes in general economic conditions. A smart investor should be concerned always with outside factors that will affect occupancy rates (domestic factors, and foreign alike). Issues across the globe can press heavily upon American business conditions overnight

Commercial property investment requires knowledge of local zoning and leasing regulations. Do your research. In addition, you will need to consider other financial issues. Rented properties need to be heated, cooled, supplied with electricity, and so forth. You will need to provide a security system, and fire suppression. Mortgages and insurance is also more complicated than with residential properties. An exception is the triple-net lease, in which the tenant is responsible for any additional expenses related to building maintenance and repair. In this arrangement, the tenant would also be liable for insurance costs.

The risks are many, and CREI requires very specific local knowledge, but the potential for reward is far greater than residential property ownership. There is also something to be said about the satisfaction one may receive as part of the promotion and maintenance of our collective economic growth. Entrepreneurial dreams will be made and carried out between your walls, and you should certainly take some comfort in that.

Many people who have their homes for sale are not really sellers.. that is people who are motivated to sell. Many of todays sellers only want to sell if they get their price which may or may not be very realistic. Sellers are having a hard time accepting that the market has changed and the party is over. As these people either leave the market or get serious about selling prices appear to be falling more then they actually are. Homes priced on expectations not market value will not sell in today's market. If a home's value is $1,000,000 and it is listed at $1,500,000 then reduced to $1,100,000 it may appear as though the price has been drastically reduced when in reality it has not even reached the real market value.

If you really want to sell your home here are a few tips :

*Make Sure it Shows Well.. Clear out clutter, paint, put in new carpet or flooring. A few years ago you could get away with getting top dollar for a fixer. Today's buyer wants it in good shape or deeply discounted.

Are Current Account Or Offset Mortgages Made For You

In the case of an offset mortgage, your main bank current account and/or savings accounts are linked to your mortgage. Each month, the amount you owe on your mortgage is reduced by the amount in these accounts before working out the interest due on the loan. For instance, if you have an interest-only mortgage of $100,000 and have savings in your offset account of $25,000, you will pay interest only on $75,000. As a consequence, when your current account and savings balances go up, you pay less on your mortgage. As they go down, you pay more.

This type of mortgage can also be tax-efficient if you pay tax on your savings. This is because you do not earn any interest on your savings and so don?t pay any tax on them. Instead you pay less interest on your mortgage. Finally, depending on your lender, the savings accounts of family members can be combined to offset against one person?s mortgage. This could be useful if, say, you want to help your child buy their first home.

Second, a current account mortgage is almost identical to an offset mortgage in that it offsets the balance of your savings against your mortgage. However in this case, both accounts are usually combined into one account.

The mortgage lender will plan with you the minimum amount you should leave in your account each month to pay back your mortgage according to the agreed mortgage term. If you leave more than this in your account then you pay less interest and may pay your mortgage off early but if you leave less in your account each month, you will end up paying more for your mortgage. Should you choose current account or offset mortgages? Probably yes, if you are a higher rate taxpayer and have substantial savings to offset. The answer is negative if you don?t have much left in savings after paying your deposit and other mortgages may be cheaper for you.

The Role of Qualified Intermediary In A 1031 Like Kind Exchange

Exchanging is a creative method for marketing property. Section 1031 of the Internal Revenue Code (IRC) offers a golden opportunity to motivated real estate buyers to defer the capital gains tax liability associated with the sale of a business or investment asset. 1031 exchanges ensure maximum return on investments to people of all financial backgrounds. However, to qualify for 1031 like kind property exchange the transaction has to be done in accordance to the detailed rules, regulations and compliance issues set forth in the tax code.

Also known as a facilitator or exchange accommodator the Qualified Intermediary serves a critical function under the Internal Revenue Code. Choosing an Intermediary to facilitate the 1031 exchange is the first and most important step. The Qualified Intermediary should be a corporation that is in the full-time business of facilitating 1031 exchanges. The Internal Revenue Code requires that the person or entity serving as QI cannot be someone with whom the exchanger has had a business or family relationship prior to the transaction. It has to be an independent organization whose only contact with the exchanger is to serve him as a QI.

A Qualified Intermediary must be used to facilitate the 1031 Exchange Transaction. By definition a 1031 Qualified Intermediary is an independent and professional facilitator who receives the funds from the original sale and holds the funds until they are needed to purchase the new exchange property. The Qualified Intermediary then directly delivers the money to the closing agent who delivers the deed directly to the real estate investor.

The QI is responsible for performing the following activities in a 1031 Property Exchange:

? Transferring the Relinquished Property to the buyer
? Acquiring the Replacement Property from the seller and
? Transferring the Replacement Property to the taxpayer

The QI can perform all these without ever actually taking title to either of the properties. The QI is responsible for properly filling out the appropriate tax forms for the client. A QI typically provides three different documents: the exchange agreement, an assignment, and a notice. The exchange agreement is a contract between the client and the QI that sets out the rules, which must be followed in order to complete the 1031 exchange. The assignment of the sales contract to the QI must also be in place. This is because, theoretically, the QI steps into the client?s shoes and sells the property. The third document the QI provides is a notice to the party on the other side of the transaction advising that the transaction is a 1031 exchange. The purpose of notification to the other party is to prove that the exchange was in place at the closing.

An exchanger must be particularly aware of selecting a qualified intermediary before going into the transaction. There are hundreds of qualified intermediaries providing like-kind exchange services today, but most of them don't have the necessary insurance, bonding, financial backing, transactional structure, and internal controls that should be required of them. Exchange funds are often grossly under-insured, under-protected, and at risk. The block of land the house is on, is long enough to build two adjacent town houses. They would blend into the area very well. Especially with the parkland out front and no one able to build behind. I immediately began to think about the zoning of the block. If it was R1 or R2 zoned. I will enquire at the local council. If the zoning turns out to be R2 then I would be able to build a pair of three bedroom duplexes. It is only a short walk to the town centre as well. Another plus in this investment property?s favour.
